In the Meru South industrial area (Kawasan Perindustrian Meru Selatan) of Meru, Klang district, Selangor, beside Klang Sentral.

Each semi-D is a full-height factory floor with one or two office floors built over part of it. Type A looks like this:

1. Full-height factory floor, 38 ft 8 in to the eave
2. First and second floors, 75 × 35 ft each, over this part of the ground floor

Building specs: eave height, floor loading and power

High, heavy-floored semi-Ds, and every type on a 200A three-phase main switchboard.

• Reinforced-concrete buildings with power-float factory floors and motorised roller shutters; the internal road is 66 ft wide.
• 10 kN/m² is roughly one tonne per square metre. Tall racking, presses or heavy machines? Ask for the structural drawings.
• 200A three-phase is the design supply. With large motors, ovens or compressors, check a TNB upgrade's cost and lead time before you sign, and state your power and floor loading in a requirement written to be matched.

What kind of business is Welloyd built for?

A light-industrial estate, designed so one business can keep production, storage and its head office in one building. The developer designed the units for:

• Light-industrial factories
• Sales offices and showrooms
• R&D and labs
• Repacking
• Cold storage and warehousing
• Corporate head offices

The title decides"Light industry" is the developer's description. What a lot may be used for is set by the land-use conditions on its title and by the council: see light, medium and heavy industry on a factory title. If your process involves chemicals, heavy fumes, loud machinery or furnaces, check the title conditions and your licensing route before you sign.

How do you get to Welloyd from the NKVE and the ports?

From Jalan Meru (Federal Route 3217), close to the Setia Alam Highway interchange, which links to the NKVE towards Kuala Lumpur, Ipoh, KLIA and Johor Bahru.

Who is Welloyd a good fit for? The pros and cons

An owner-occupier or tenant who wants 13,000 to 19,000 sq ft of factory and office in one freehold building in the Klang area. The super-links suit smaller businesses of around 6,000 sq ft.

What should you check before you commit?

Check the actual unit, not the brochure:

1. The titleConfirm the tenure, the land-use category and any conditions on use. The documents table for owners shows what each document settles.
2. The CCC and approved plansMany units are altered after handover. Mezzanines, extra offices and canopies should match what the council approved.
3. The power actually suppliedRead a recent TNB bill and the switchboard rating, not the design figure. See factory power, amps and TNB upgrades.
4. The floorCompare your heaviest racking or machine loads with the 10 kN/m² design figure, or 5 kN/m² in a super-link.
5. LoadingCheck that your largest vehicle can reverse into the 40 ft loading area, or 34 ft at a super-link, with the shutter fully open.
6. If you are rentingThe rent review, the term, the renewal option and who pays for repairs to the roof and structure.
