Can you still buy a unit, and at what price?

Subsale, or waitPhase 1 is sold out from the developer, so today it is a subsale from a first owner, or a wait for Phase 2, which has not been launched. Sunsuria's project page still shows "from RM3.2 million" (record updated January 2026): that is not a current resale price. Each owner sets their own asking price.

What are the unit types and sizes at Sunsuria Kejora?

Phase 1 has three layouts of the same three-storey semi-detached factory, on two plot sizes.

  2. Type C2 (intermediate): 70 × 190 ft plot, 13,300 sq ft; 8,227 sq ft built-up
  3. The other half of each semi-detached pair

The developer markets each unit as "4 in 1", one building as a:

  • Warehouse

Building specs: floor loading, power and security

A reinforced-concrete building with a 10 kN/m² factory floor and a 200A main switchboard per unit.

Plan storage carefully2.5 kN/m² is a typical office load, too light for pallet racking. Ask which floors carry which rating before you plan storage on an upper floor.

Power

One 200A main switchboard, three distribution boards, four isolator points, an autogate point and a fibre wall socket

Structure

Reinforced concrete, metal roof framing, metal roller shutters, bare concrete floors

Security

Perimeter fencing, a security-barrier checkpoint, round-the-clock security, patrols and CCTV

Green features

Solar-panel-ready roofs, an EV charger isolator, solar LED street lights, rainwater harvesting

  • Not in the developer's material: the eave height, loading-bay sizes, internal road width, and whether the 200A supply is three-phase. Confirm the supply on the switchboard and the TNB bill.

Is Sunsuria Kejora freehold or leasehold?

Public sources disagree, so the title decides.

Leasehold?

  • Sunsuria's Annual Report 2024 records a RM6,897,000 premium payable to the land office to convert the land from agricultural to industrial use.

  • LATAR Expressway
  • Jalan Batu Arang
  • Jalan Kuala Selangor

The developer's location map also shows:

  • West Coast Expressway
  • Guthrie Corridor Expressway
  • North–South Expressway
  • DASH
  • A new LATAR interchange at Puncak Alam, Exit 2502, opened in November 2025 for Eco Grandeur and Eco Business Park V; that report does not mention Kejora.
  • In 2023 the developer said a LATAR interchange linking straight into the park was targeted for the following year; we found no public confirmation that it has opened.

Who is Kejora a good fit for? The pros and cons

A small or mid-sized business that wants a new three-storey semi-D of about 6,000 to 8,000 sq ft, with office and showroom space, in a guarded park in the west of Selangor.

Pros

  • A new three-storey semi-D of about 6,000 to 8,000 sq ft, with office and showroom
  • A fenced, guarded park
  • A 10 kN/m² factory floor
  • Solar-ready roofs and EV charger isolators on selected units

Cons

  • Tenure unclear: public sources disagree
  • Office and warehouse areas at 2.5 kN/m², not for heavy racking
  • 200A with the phases not stated: not for heavy power
  • No large single-storey high-bay floor
  • Phase 1 sold out: a subsale, or a wait for Phase 2
  • Completion and CCC not announced yet

What should you check before you commit?

  1. The tenure on the titleSources disagree, so read the title or the sale and purchase agreement. See how to confirm tenure and what each title and approval document settles.
  2. CompletionAsk for the CCC and the vacant possession date. A unit sold before completion runs on the developer's timetable.
  3. Eave height and loadingAsk for the sectional drawings and the roller shutter size, and check that your largest vehicle can turn in.
  4. PowerConfirm the supply is three-phase and whether 200A is enough. See factory power and TNB upgrades, and state your supply in a requirement written to be matched.
  5. Floor ratings by area10 kN/m² on the factory floor, 2.5 kN/m² elsewhere. Plan heavy storage only where the floor allows it.
  6. Green featuresCheck whether the unit is one of the "selected" units with solar provision and an EV charger isolator.
