Guidelines for owners and co-broke agents
How a property gets listed, how a requirement gets on the board, and what each side can expect from the desk.
List your industrial property in 3 minutes
You do not need every document before we can start. Send the basic property information first; supporting documents are requested later when a qualified buyer or tenant needs verification.
Send enough to start
A first listing can start with the industrial area, property type, land and built-up size, asking price or rent, occupancy, a few photos and an authorised contact. If you know the power supply, ceiling height, tenure or floor loading, include them; if not, leave them blank.
We prepare the first listing
Chris can begin marketing with the confirmed facts available. Missing technical details are left out rather than guessed, so an owner or co-broke agent can still get a suitable property into the system quickly.
Verify documents when interest is serious
Before a serious viewing, offer or due-diligence step, we ask for the supporting documents needed for that transaction. Copies are fine, and they are not shared without your say-so.
- Title or sale and purchase agreement
- Latest quit rent and assessment bills
- Certificate of completion and compliance (CCC or CF)
- Approved building or floor plans
- A recent electricity bill showing the supply
- Current tenancy agreement, if tenanted
We visit and complete the details
Where needed, we walk the building, photograph it, and confirm the details buyers ask about first: power, eave height, loading access, floor condition and office space.
You approve, then it goes live
You see the listing before anyone else does. Once it is up, it is checked against every open requirement on the board.
Viewings and offers come through the desk
Chris screens enquiries, arranges viewings and brings you offers. If you sell, let or withdraw the property, tell us the same day and it comes down.
Stage 1
Send enough to begin matching
Complete what you know and choose “Unknown” for the rest. Submitting opens WhatsApp; the website stores nothing. Attach photographs in WhatsApp after it opens.
How the request board works
Post the brief in the standard format
Use the form on the requests page or paste the format below into WhatsApp. The more specific the brief, the faster owners can answer it.
We publish it without names
The board shows a request number, what is needed, where, how big, the budget and the timeline. Your client's identity and your contact details stay off the page.
Responses come through the desk
Owners and other agents quote the request number to Chris. He checks the property actually fits, then passes it to you.
Terms are agreed before any introduction
The commission split and who handles what are confirmed in writing before owner and buyer are introduced, so nobody argues about it afterwards.
Keep it current
Reconfirm the brief every 14 days. If your client has bought, signed or paused, tell us and it comes off. A board full of dead requests helps no one.
